You’re My REALTOR®, I Just Didn’t Use You February 26, 2013

You’re really lucky if this hasn’t gone down with a friend before:

Friend: Melissa, can you answer this mildly vague real estate question? *insert excitement*

Melissa: Of course, Friend. I’m happy to help with all of your real estate needs.

Friend: Awesome! So, we’re buying this house and our agent said… *insert face palm*

Have you ever had that go down? And, you know what killed me? The next time I saw them:

Friend: Hey, Friend 2, have you met our REALTOR®, Melissa? *your REALTOR®, Melissa?!?!?!*

That’s right. I’m happy to accept the title as *their* REALTOR® even though I — and I really do blame myself — missed the boat on helping them with their purchase.

You want to know a dirty, little secret? I didn’t think they were financially ready to purchase. That was such a valuable lesson. Not only did I learn I needed to get better at my follow-up/touches/dripping, I learned that I shouldn’t judge or assume anything about my clients (or my friends), including what I believe they can or cannot afford.

If you’ve yet to have a friend use someone else, please heed this lesson and learn from my mistake. I’m glad I was able to help my friend with her purchase. I just wish I would’ve been one of the REALTORS® getting paid at the end of the day.

Jim Rohn asks, “What does the word ‘no’ mean to a child? Almost nothing.” He’s so right, too. I have two nieces under the age of 6 that I just spent last week with and they couldn’t understand “no” any less. No candy. No soda. No dessert until after dinner. No playing with your Happy Meal toy until you finish your nuggets. And yet, they still push. They’re relentless. They don’t give up until I give in. And, they always win. Not because I’m the cool, fun aunt. Because I get worn down to a place of exhaustion. It’s so energy-draining that it’s not worth the fight.

I’m not saying you should wear your clients down the way these two adorable rug rats do me, yet, why do we announce defeat at the first “no?”

I have a challenge for you: If you set out to make a certain number of calls today (say 100),  set out to get 100 “nos” rather than make 100 calls. It’ll take a few more calls, and yet, that extra call might mean extra business.

Here’s to getting nos!

 

I love Citrus Valley Association of @REALTORS! April 12, 2012

Boy, howdy!

If you went to CVAR‘s 4th Annual Symposium today, you were inundated with information! You walked out with notes galore of websites and apps you’ve never heard of, with Short Sale strategies you didn’t consider, economic trends you couldn’t see coming and knowing what animal you are.

I am always impressed by my association but they pulled out all the stops today. We started the morning with John Mulville, Senior VP of RealEstateEconomics.com, who laid out how much longer it’s really going to take, what job creation looks like and what to expect for our ever-changing market. Then we had Nobu Hata, the 2012 NAR YPN Chair, emphasise the importance of being “local, social, mobile” and how to make blogging simple enough for anyone to do. Our lunch speaker, Chris Smith the Chief Evangelist for Inman, give us the tools and the tool belt on how to be successful in that world that Nobu talked about. After lunch we had a great Distressed Property Panel moderated by the always-funny and freshly brushed Jacob Swodeck which touched on REOs, Short Sales, that climate and how to best negotiate through it. Last but certainly not least was Stefan Swanepoel, of NY Time’s Bestseller Surviving Your Serengeti fame, who showed everyone what animal they are.

If any of this is going over your head, let me know and I’d love to share my notes! I just had to sing my Association’s praises since they put together this dynamic day for us. If you missed it, you REALLY missed out! It was amazing!

I’m very blessed to have amazing people around me and with all the hard work I put into my clients finding the perfect home, my investors finding a great deal, my local, state and national associations getting my undivided attention to detail on certain projects; I don’t find the time I’d like for the ones I love most.

Most know that all of my family is in Texas. That makes time with them precious. It also makes the friends and colleagues here in California, that much more imperative to me. I value having good people around me and I can easily drown myself in work and forget to connect with the people I care most about, mostly because it’s easy for me to get to the office early and stay late when I don’t have someone at home complaining about how much time I invest in my Real Estate world.

On this Sunday afternoon, I hope that you’re surrounded by love. I’m surrounded with work but I just spent the last 6 days with amazing friends, colleagues and mentors. I was very blessed to go to the RE/MAX Convention where over 4,500 people from over 50 Countries gathered to share ideas and network. It was great to meet new people and reconnect with my RE/MAX Masters family. Then I spent some time with some of my CVAR & TIGAR family. I really do work with some of the best people in the industry!

If you don’t feel blessed on this gorgeous afternoon, go find something to make you smile… a child’s laughter, your mother’s cooking, a wise word, a warm breeze. Make sure that you remember that you can only take memories with you… everything else is getting left here. What are you leaving behind (generosity, kindness, knowledge) and what are you taking with you?

And, a BIG Congratulations to my friend, fellow CAR Director and YPN, Sofia Aquayo! She just got engaged and is happier than I’ve ever seen her! Best of luck to you and George!

 

Back from the Capitol June 16, 2010

The 5th Annual HAF Golf Tournament was Tuesday and even though I missed it, I’m still a Housing Affordability Fund contributor. I heard that everyone had a good time and we raised a good amount of money!

Legislative Day was on Wednesday and at Region 16’s Legislative Luncheon we got a surprise visit from the Governor himself! Very exciting to see that entourage pull up! Then at the Capital Reception everyone had the opportunity to network with our Assemblymembers and Senators as well as REALTORS involved in RAF (with at least $197 contribution). What a great night!

Also, the YPN had a mixer at the Mix (seriously, not joking) and it was such a fun event. We had speakers from RAF and Tim Smith from Inman News. It was so nice to relax and mingle after a long day!

We (the Board of Directors) voted to approve the merging  of calREDD® with the Multi-Regional Multiple Listing Service Inc. (MRMLS). Since I’m already a MRMLS user, I love the idea, and since it was voted and approved, the majority of our Directors agree!

Also, we adopted a special purpose political assessment of $49 per member for 2011. This special assessment is for the California Real Estate Political Action Committee or, if the C.A.R. member chooses, to direct the funds to the C.A.R. general fund for non-candidate political purposes. Since I’m a $197 RAF contributor, this isn’t a huge change but for those REALTORS that haven’t been contributing, they now will. It’s exciting because this money will help us lobby for consumer rights (which is especially nice when we’re up against some strong opposition).

Also, we elected our 2011 President-Elect, LeFrancis Arnold. He’s ready to start work next year but I’m excited to see what he’ll do as President in 2012!

Wow, 2010! February 16, 2010

There are a TON of events coming up that are going to be entertaining and/or educational so there is going to be plenty for everyone!

March 4th Jared James (who was one of REALTOR Magazine’s  last year’s top 30 Under 30 last year) will be doing a FREE Webinar courtesy of CVAR’s YPN! Email me for more information!

Also, that day TIGAR (a neighboring association of REALTORS) will be having their 1st YPN event! CVAR’s YPN is so excited for them!

March 11th I’ll be watching Brian Buffini and many others talk about the current market and what to expect in the future. That’ll be fun because I’ll be watching at The Bridge in LA!

March 13-14 is the Home Buyers Fair at the LA Convention Center! It’s FREE courtesy of the LA Times and California Association of REALTORS. Let me know if you need any more info!

April 8th the CVAR is having a Casino Night at Vista Manor to raise money for our brand new building on Route 66! It’s going to be a really fun night and we’re looking forward to REALTORS supporting our new home!

This doesn’t EVEN cover the whole 1st half of the year but I’ll keep ya’ll posted about more events as they get closer!

 

FHA Changes Coming Soon February 1, 2010

Per CAR Policy changes include:

  • Raising the up-front mortgage insurance premium: The premium will rise to 2.25% from its current 1.75%.  HUD is expected to release a Mortgagee Letter making the premium increase effective in the spring.
  • Raising the minimum credit score requirements: New borrowers will be required to have a minimum FICO score of 580 to qualify for the FHA’s 3.5% down payment program.  New borrowers with less than a 580 FICO score will be required to put down at least 10%.  FHA expects this to take effect in early summer after it goes through the normal regulatory process.
  • Reduce allowable seller concessions:  The agency is lowering the maximum permissible level to 3% from its current 6% limit.  FHA expects this to take effect in early summer after it goes through the normal regulatory process.

Also, my investors can celebrate because the 90-day flipping rule has been lifted temporarily. That’s exciting for the FHA Buyers, too!
